Any analysis must look at the entire pedigree as whole however there are key indicators in pedigrees that expose greater insight and the propensity of the mating to produce a High Quality racehorse as compared to the average population.

"Common Similarity Index" (CSI) is a measure of how close the pedigree of a Stakes Winner matches the hypothetical-mating.

In general, values at and above 18 indicate a strong similarity.

As a rule of thumb, if the results list shows 4 or more horses with CSI of 18 or above, it is usually a "good mating".

Commentary in brackets has been added in for description purpose so non-horse industry participants may have a better understanding of Dean’s sales notes. The notes are:

A high quality example of the type of yearlings the sire HOME AFFAIRS produces

~ we wanted to buy the yearling and to give it to CIARON MAHER

• Good width of jaw and corresponds with big Nostrils (for windflow capacity access)
• Conformationally front legs are excellent with nice short cannon (which is technically very good – means longer forearm covers more ground per stride)
• Powerful hindquarter with excellent length of to its croup and excellent hip:hock ratio (propulsion levers for driving forward)
• Well developed Gaskins (like Human biceps = strength) which are strong and deep into hocks
• Correct angulation to pasterns and shoulders (correct 60 degree angles)
• Hoofs are well structured and all 4 are symmetrical with good heels.
• Intelligent Head - Wide Forehead - Soft Kind Eye
• Has a strong reign (neck & distance from Poll to Withers)
• Strong well defined top line (back) with the withers set well back
• Excellent - Deep girth (Lung capacity)
• A top walker – purposeful, balanced, with fluid motion.

"This Colt is more athletic than many of the Home Affairs we have seen to date. A short-coupled build, suggesting he will be more precocious than most of the progeny I saw at this sale by the sire. I advised the Team that this was more the horse to buy to be a 2yo.

"From an Exceed and Excel mare so we know the cross works and from a winning mare. He's hard to fault. I thought he was an absolute bargain, Dynamic bought a nice Colt"

"The harder you work the luckier you get and never has that sentiment been more true than with this Colt."

"We thought we had no chance to buy him, as I had valued him at $200,000 + and the way the HOME AFFAIRS were selling, I didn't think he would sell less than that.

"When he arrived in the salering as Lot 378, which was a couple f hours into Day 2, we had already acquired 5 yearlings and still had two and three-quarter days of selling to come. We also had our eye on a prime lot to enter into the ring 8 lots later. So after a discussion with the Team, we chose to let it go and not bid on it, keeping our powder dry for the big colt.

"We watched this Home Affairs Colt enter the ring and leave passed-in on a final bid of $150,000 and a Reserve of $200,000.

"The Team at Coolmore knew that we had liked the colt in pre-sale inspections so they came across and asked why we didn't bid? We explained that we would have, but we strategically needed to wait for another lot that was coming up shortly and if we didn't buy that one, we would talk to Coolmore about their lot 378. However we were not interested at their reserve of $200,000. They would have to drop that significantly.

"Lot 386 entered the ring and we did buy him for $320,000. That soaked up a lot of our ammunition. Coolmore came back to us knowing we had purchased that lot and inquired what we thought about their Home Affairs.?

"I confirmed that I still liked him but just didn't have the money to spend now. They asked me to make them an offer and I offered a cheeky $120,000. The declined and we parted ways. 5 minutes later the boys were back advising that they would take $150,000. I declined but thanked them for their efforts.

I advised that I would go up to $130,000 and not a cent more because we still had so much of the sale remaining. To my amazement and because of our longstanding friendship and the volume of horses we purchase from Coolmore, they accepted and shook hands at $130,000.

"That was simply an amazing price. Just $30,000 over the conception service fee! Our Team and our vet liked the colt a lot. Clean on x-rays and a grade 1 videoscope, there was nothing remotely stopping us from buying him. Since then, the market pressure rose on the progeny. This was simply a case of not what you know but who you know. It has proven to be a saleyard gift."

Our veterinarian Dr Tim Roberts inspected the yearling prior to purchase and believed this youngster to be a quality individual and a chance of being a successful equine athlete with no visual clinical issues likely to prevent it from reaching its racing potential.

Before purchase, the 42 X-Rays deposited in the sale ground X-Ray Repository facility were examined. There were no abnormal findings noted.

The horse was approved by Dr. Roberts for Dynamic Syndications to purchase in the salering.

After purchase, an endoscopic test on the horse's airway was performed and the result was the horse had normal function.

Also a blood test was performed and revealed no abnormal findings.

A specific formula is applied to each of these variables and a figure is determined. This is our Ceiling Price. The price we are prepared to bid up to in a bidding war in the Salering. The maximum price we set at which we will withdraw from the heat of battle.

We set a strict ceiling price on all the horses that pass Veterinarian Inspection and write that figure on the Catalogue Page of each lot that passes to ensure that we do not make bidding errors during the auction.

Having completed all our Due Diligence reviews based upon Pedigree, Conformation, Veterinary Acceptance and Market Appraisal, we are always prepared to bid up to our limit to secure what we considered is an outstanding individual.

Valuation Price:

Considering HIS outstanding conformation and the strength and depth of the female family and the pedigree genetics plus 7 SW on the Cross, this individual was secured at a price representing terrific value to the team at Dynamic.

Pre-Sale we had valued the yearling at $200,000 (+ one bid $210,000). Our valuation is based upon: the Sire HOME AFFAIRS standing at a $100,000 + GST Service Fee in 2022 Conception Year.

Sold: 47 Average: $383,298 Median: $280,000 Min: $80,000 Max: $3,200,000 Gross: $18,015,000

The Sire averaged at the 2025 Magic Millions $383,298 off a $100,000 Conception Service Fee = 3.8 times Service Fee.

This colt we valued at a 2.0-times Service Fee off $100,000 which is $200,000.

So to Secure him for $130,000 which is only 1.3 times Service Fee is exceptional value.

Job Done! He was ours at $130,000 + GST.

That was $20,000 less than the bid of $150,000 he was passed-in for in the auction ring on a $200,000 reserve.

To secure the colt at $130,000 + GST was a 35% ($70,000) discount to our market appraisal of the true commercial value and this represented exceptional value that we now pass onto our owners.

It was also $20,000 (15.4%) under our own reduced self-imposed ceiling limit. It was arguably one of the best valued yearlings at the Magic Millions Sale.
