$3.40 fav into $2.15 fav is now DYNAMIC after we purchased the horse from the owner Teeley Assests at the Inglis May Online Sale for
$40,000 + GST.

MICK PRICE has a huge opinion of the gelding and wanted to keep him in his stable, believing he is very capable of going through his classes.
A $300,000 Easter Yearling Sale purchase, the beautifully bred son of Snitzel was being sold as part of a Dispersal Sale by the Owner.
MICK PRICE is an integral part of the Dynamic Syndications Team and is our main trainer in Melbourne.
MICK spoke with Adam at Dynamic Syndications about the horse being offered and we had the horse vetted to ensure its ongoing soundness and there being no issues with x-rays.
We agreed he was the type of horse we wanted to buy for our owners to enjoy owning and racing.

Summary:
TERRACE HOUSE is a lovely, big, strong and correct gelding.
Typical of a $300,000 yearling from the Easter Yearling Sale, he is a class act and we consider he was a salering steal.
TERRACE HOUSE was one of several horses being offered as part of a dispersal by Teeley Assets racing stock.

Trained by Dynamic Syndications Number 1 Melbourne based stable of MICK PRICE and MICK KENT (Jnr), due to our close association and friendship with them, when we observed the horse was catalogued in the sale, Adam Watt rang Mick Price to inquire as to why the horse was in the sale? Also, about his thoughts about the gelding.
Mick was extremely keen to keep the horse in their yard. He advised Adam that he was prepared to buy the horse himself and divide it among stable clients. Mick asked if we were interested in buying half the horse with him?
Those type of arrangements don’t really suit our business model, because if we ever moved the horse to another stable or interstate for whatever reason, its difficult if clients of the trainer are in the horse.
After some discussions between us, we advised that Dynamic Syndications via our consultancy company Dean Watt Bloodstock, should buy 100% of the horse as it was cleaner and easier. Also, we can put 100% of Dynamic Syndications owners in the new co-ownership team.
We appraised the horse and a ceiling valuation on
TERRACE HOUSE of $45,000. We were happy to go up to that price, but should another bid counter at $47,500, then we were out of play because the next bid would need to be at $50,000.
Mick Price said that was understandable however said if we went to our limit and the price then went over our mark he would step in and buy
TERRACE HOUSE and syndicate him among stable clients because under no circumstance did he want to see this horse leave his stables especially with his hoof on the till.
We were hopeful of getting him for about $35,000 but at $40,000 he was still $5,000 (
12.5%) under our valuation.
Since we purchased him, we have received three phone calls from trainers and an agent wanting to buy him outright.
We thanked them for their inquiry, but we are not interested in turning a quick profit. We would much rather have this impeccably bred and well conformed gelding winning races in our colours for our loyal Dynamic Syndications owners than for someone else.
Undoubtedly his best racing career is in front of him. He’s only had one race start 7 days prior at time of the sale, over 1300m where he went out favourite and won, so we are unsure what level he will obtain but there is plenty of upside.
Mick Price would like to take him through his grades and pick off some nice provincial races then as we get deeper into winter look to bring him to town.
Purchased with racing trips out to a maximum distance of 1600m in mind, this horse will, dependent upon weather, head to the races at Mornington on Monday 8 June a $48,000 3yo Benchmark 64 1200m. If it’s a firm track, then he would wait a week and go Sunday 14 June $31,500 Benchmark 64 1200m at Ballarat.
He offers an incredible racing opportunity to achieve instant racetrack fun with a horse with obvious ability.
VETERINARY REPORT:
Stable veterinarian Dr David Shepard passed the horse with a detailed physical examination. He only made mention of typical arthritic style changes you would see in any racing 3yo.
Declared to be seen to windsuck, that’s only an annoying vice for strappers and handlers but has zero effect on racing ability.
Our veterinarian Dr Tim Roberts reviewed the x-rays online and found no issue that should prevent us from buying him for ongoing racing enjoyment.

Race Review: Sent out a $3.40 into $2.15 favourite on debut,
TERRACE HOUSE stood flat-footed when the gates crashed back, missing the kick by ¾ length, forcing him to settle in the second half of the field. He quickly mustered speed to spear through and settle fourth, one out one back in the running line, two lengths off the leader.
As the field passed the 1000m mark,
TERRACE HOUSE had balanced into a nice rhythm and settled well, now 3.5 lengths off the leader, who was carving out some quick early sectionals getting the field strung out.
At the 600m mark, the horse sitting at the girth of the leader named Hillcrest Moses, hit a flat spot as they started to sprint which flushed out Michael Walker on
TERRACE HOUSE to be 3 wide as the field thundered into the home turn.
As they passed the 400m mark at the top of the straight,
TERRACE HOUSE was in control under a stranglehold, eyeballing Hillcrest Moses, as the early leader capitulated.
At the 200m,
TERRACE HOUSE was shaken up and got a break but to the credit of the runner-up, it dug deep for the fight but was eventually no match when defeated 0.4 length. Nothing else was a danger, with the well-bred Godolphin filly Jana finishing back in third spot, some 3.15 lengths away.
This was a big effort by
TERRACE HOUSE on debut:
(a) He missed the kick,
(b) was used up early to get into a forward position,
(c) then was shuffled 3 deep around the corner. Then, it was
(d) 1300m first up and on
(e) a soft 7 track that made it feel more like 1400m.
(f) He wasn’t wound right up, still having
(g) plenty of improvement to come.
